Redefining Social Housing in Germany
This project creates a diverse mix of units for individuals, couples, and families, all designed with southern light and natural cross-ventilation for bright, comfortable living. Green buffer zones enhance privacy, while shared gardens, bridges, and a rooftop terrace invite interaction and relaxation.
Wo Innen- und Außen verschmelzen und Menschen zusammenfinden ...
The project achieves an efficient balance of density and livability. With a GFZ/GRZ ratio of ~4.02 and ~66.8 m² per unit for 277 residences, it ensures compact yet comfortable living. 17% circulation reflects efficient layouts, while ~6% communal areas strengthen social interaction. A healthy 16% public space and ~10% parking further highlight the project’s sustainable and community-oriented design.
The diagram compares different placement strategies on the rectangular plot. While the first three layouts show common approaches, each has drawbacks in terms of sunlight, views, or spatial quality. The final design resolves these issues by orienting all units with south-facing facades for optimal daylight and ventilation.
Bridges and pathways weave through the complex, allowing residents to explore and connect. These elements not only improve circulation but also foster spontaneous social interactions.
The complex offers a variety of unit sizes, providing suitable homes for individuals, couples, and families of all scales. Every residence is designed to be functional, comfortable, and adaptable to different lifestyles.
Even the smallest units benefit from direct southern sunlight, ensuring bright and warm living spaces throughout the day. Natural light enhances well-being while reducing energy consumption.
A green buffer—an open void between the hallways and units—enhances privacy, airflow, and light. These spaces create a welcoming atmosphere in the entrance areas and strengthen the connection to nature.
Cross-ventilation is a key feature of the design, improving indoor air quality and providing natural cooling. This passive strategy promotes healthier living environments and energy efficiency.
The rooftop terrace provides a space to relax, enjoy a coffee, or watch the sunset. It serves as a communal area that encourages residents to gather and spend quality time beyond their private homes.
